Guest House Lease Details & Application

Location: The house is located on Cape Meares Lake on The Old Three Capes Scenic Route (now closed 1 mile farther from the house) along the south side of Tillamook Bay. To get there, take Highway 131 (3rd Street) west out of Tillamook towards Netarts. About 1.3 miles past the Tillamook Hospital, you will pass over the Tillamook River and turn right on Bayocean Road. Go 5.2 miles along the Bay to the white house with grey-blue trim and a 25' flagpole to welcome you. Enter the driveway before the flagpole and park about 100’ back from the road. Walk down the sidewalk to the Guest House and view the 40’ antique fishing boat on display.

The house is furnished and has: theme & nautical rooms including one queen bedroom and one double hide-a-bed. Contains 2 cable connections and 2 TVs, dining table, kitchen with range, refrigerator, dishwasher and microwave oven, washer/dryer and a full bath. Includes two patios with a picnic table overlooking the lake & bay.

The kitchen: complete and includes cookware and dinnerware. Countertops and dishwasher: new in 2005. Linens are supplied. You are welcome to use outdoor supplies like the upper gazebo in the Lighthouse Garage.

Utilities: Oceanside Water District water, septic system and garbage with LDW Enterprises Tuesday mornings are included. Renter’s responsibility: Cable, land line and internet through Charter Communications, electricity from Tillamook Public Utilities Dept.

Garden: Raised beds are planted and used by all residents, as is the Greene House. Grow your green thumb here.

Other utility information: Electric baseboard heat, woodstove. The hot tub runs on electricity from the East Wing; please do not adjust the temperature or turn off the tub without consulting the owner. Recycle bins are located in the garage. Paper is burned by Tillamook County permit in the pit behind the Guest House.

Rules: No sub-leasing is allowed. Occupancy limit: Two adults as residents. No pets; observe a no-smoking policy inside. Be aware that the home uses a septic system (separate from the main house) and does not use a garbage disposal. The hot tub is shared with the East and West Wing residents. Wear swimsuits & use plastic cups in the hot tub and observe a 10:00 p.m. curfew.

Duties: The home requires regular maintenance. The owner is responsible for maintaining the exterior of the house (siding, gutters, roof, lighting, repairs and improvements) and powerwashing the walkways. The Guest House resident maintains their own home yard within and surrounding 10' of the house. The owner will maintain the Hot Tub but assistance may be required in the owner’s absence to maintain a sanitary system.

Rental Insurance: Renters must obtain proof of rental insurance before occupying the premises, with a letter of instruction to the insurance company to notify the owner in the event of cancellation or lapse of premium; the policy must cover replacement of all items damaged by negligence, fire or other disasters or from any personal items including water beds, aquariums, etc. I suggest you call Gene Thomas of Country Companies: 800-582-8811.
